1. Introduction:

Our Little Barn and Roundhouse cottages are two self-catering holiday cottages located in a quiet rural area of North Cornwall. Our nearest towns Bude and Launceston are both within 20 minutes driving and village shops Tresmeer within 5 minutes and Wainhouse within 10 minutes driving. Exeter city and Plymouth are within an hour’s drive. Both cottages are single storey stone barn conversions completed in 2002.

Little Barn has one double bedroom and the Roundhouse has one double and one twin bedroom sleeping four persons. All rooms are on the ground floor.

2. Pre Arrival:

Car is the best method of transport to and around our rural cottages. There is no regular bus or train service in the vicinity.

Many of the rural lanes nearby are single track, invariably uneven with high banked hedges. There are no pavements or street lights within the immediate vicinity and very little passing traffic!

If you wish to pre order groceries for your arrival our local shop in Tresmeer will accept an order and have it ready for you to collect. Alternatively Asda supermarket www.groceries.asda.com and Waitrose www.waitrose.com will deliver groceries to the cottage. Tesco supermarket is approximately 15 minutes’ drive en route to the cottages, if you wish to visit before your arrival, their post code is PL15 9HG.

We are able to print and post large font copy of our Access Statement and cottage details on request.

Further information regarding public and private transport, nearest equipment hire, availability of taxis is provided on request and within the cottages.

3. Key Collection, Welcome and Car Parking:

We live on site and will personally welcome you to the cottages on your arrival, hand over the keys for your stay and assist with any luggage transport if requested. We will familiarise you with the cottage facilities and what the area has to offer particular to you interests and requests.

Access to the cottages is over a level shingle drive approximately 20mm deep. There is a paved entrance step into each of the cottages approximately 10cm high and an entrance doorway threshold.

Both cottages have private parking area enclosed by timber fencing and double gates adjoining the cottage to make the garden completely enclosed for children and pet. There is ample turning space to allow forward or reverse entry into the parking area. The distance between the parking and door entrance is approximately 3 meters for the Roundhouse and 2 meters for Little Barn.

The drive is lit during dusk and late night. The cottage entrances have patio lights operated from within the cottage.

4. Little Barn Cottage:

A single storey open plan living space with entrance hallway, sitting room /dining area and kitchen. One double bedroom accessed from hallway with ensuite bathroom. There is a slate and tiled floor throughout with occasional rugs and entrance mat well.

Externally, level paved patio and shrub borders, lighting, garden furniture and paved uneven  and irregular steps rising approx. two meters to lawn.External doorway providing access to shared laundry room.

The cottage has oil fired central heating with thermostatically controlled radiators in all rooms and an  independent control panel.

a) Entrance: (facing west)

150mm paved step from shingled driveway to entrance door 860mm wide. There are no handrails or ramps. Hall table lamp, wall light and borrowed light from sitting room and part glazed entrance door.

b) Sitting room/dining area and kitchen: (facing west and east)

Room lighting is provided by ceiling spots, wall lights and lamps.

Furniture provided includes: arm chair, two seater settee, pine blanket box, magazine rack, pine dining table and two chairs, cupboard housing freezer. DVD player, Flat screen TV, radio/cd player.

There is a small wood burning stove within a small inglenook fireplace, log basket, kindling pan, fire tongs and ancillary tools. The inglenook has overhead lighting.

All furniture is moveable.

The dining table and chairs are solid wood. The chairs are upright without arms. There is a wall light above the dining table.

The kitchen  work surfaces are 90cm high from the  floor.Floor cupboards provide storage for crockery, cutlery, cooking utensils, built in dishwasher, fridge(with small freezer compartment) and electric fan oven.   Level worktop housing electric hob and stainless steel sink and mixer taps. Microwave, kettle and toaster. Wall cupboards housing glass wear and storage for groceries extractor hood for hob.

c) Bedroom

Door from the hallway 74cm width. King size bed ( 54cm from floor to top of mattress width to either side 70/75 cm), one dressing table, two  fixed bedside shelves with lamps, bedside table, built in cupboard housing hot water tank and central heating controls, built in wardrobe and shelving. Non allergic bedding can be provided if notified when booking is made. Bedside radio alarm clock, hair dryer and wall lights.

d) Ensuite  bathroom.

Door aperture 68cm.Tiled floor, wall light and over mirror light with shaver point (140 cm from floor).Standard height white bath, pedestal wash hand basin and wc. Over bath electric pumped shower and glass shower screen. Mixer taps with shower attachment for bath. Wash hand basin individual hot and cold taps. Pedestal mats to wc, wash hand basin, bath mat and shower mat. Towel rail, wall cupboard, bin and laundry basket.

e) Garden.

The cottage garden and parking area can be fully enclosed once the gates are closed.

The garden and patio are on two levels. The patio is paved and level with the cottage door entrance surrounded by mature shrubs and plants on raised bank with short stone retaining wall. Patio table and chairs for two persons and relaxer chairs, external light.

Uneven paved steps provide access up to the lawned area with mature trees and shrubs and washing line.

If required access to the upper lawned area can be provided via the owner’s garden over a mixture of lawn, shingled paths over gradual inclined surfaces. This route is not accessible after heavy rain for those relying on wheel chairs or walking frames.

6 Roundhouse Cottage:

Comprises a single storey barn conversion with large circular sitting room with central inglenook  fireplace housing dual aspect wood burning stove. There is slate and tiled floor throughout with occasional rugs and entrance mat well. Three steps down to open plan dining and kitchen and doors to one double bedroom, one twin bedroom and bathroom.

a) Entrance/ Sitting room:(facing south and west)

150mm step from shingled surface access pathway to external door step. Door aperture 86cm.Wall lights, floor and table lamps, spot lights, light switch for external patio.

Octagonal room with central inglenook fireplace with wood burning stove and fire irons, fire basket and kindling pan.

Furniture provided includes: two two seater settees, arm chair, side tables, magazine rack, hall table, bookshelves, cupboard housing freezer, dvd player, flat screen tv, cd/radio player. All furniture is moveable.

Three steps with handrail down to kitchen (approx. 140mm tread depth in excess 280mm).

b) Kitchen and Dining Area:

Dining table and 4 chairs, pine cupboard, pine dresser storage for crockery and table mats.

Raised 19cm inglenook with electric fan oven, hob and cupboards with work surfaces modified down to 77cm.

The kitchen work surfaces are 92cm high from the floor. Floor cupboards provide storage for crockery and cutlery, cooking utensils, built in dishwasher, built fridge with small freezer, stainless steel sink with mixer taps. Microwave, kettle and toaster. Wall cupboards housing glass wear and storage for groceries, extractor hood over hob.

c) Bedroom 1:Accessed from dining area

Door aperture 60cm.

Tiled floor with occasional rug. Wall lights and bedside lamps.

King size bed (height from floor to mattress 67cm). Access to side of bed 45cm and 50 cm.

Bedside cabinets and dressing table, built in wardrobe, towel rail. Bedside alarm clock radio and hairdryer.

d) Bedroom 2: Accessed from dining area

Door aperture width 60 cm.

Two single beds (height floor to mattress top 57 cm, central access to beds 46 cm) bedside table, small dressing table and wall lights, towel rail, and fitted wardrobe with shelving. Cupboard housing hot water tank and central heating control panel.

e) Bathroom: Accessed from dining area

Door aperture width 64 cm.

Tiled floor, wall light and shaver point (140 cm above floor). Standard height bath, pedestal wash hand basin and wc. Over bath electric pumped shower. Bath mixer taps with shower attachment, glass pivoting bath screen. Twist and turn taps to wash basin. Bath, shower and pedestal mats.Bin

f) Garden

The cottage garden and parking area can be fully enclosed once the gates are closed. There is parking for two cars in tandem. Parking and garden path is shingle. Patio area is mixture of shingle and paving slabs. Garden table and chairs and recliner chairs, external patio light controlled from within the cottage, BBQ stand. Clothes dryer to rear of parking area.

Gently sloping lawned area is accessed by three stone steps from garden path. Refuse bin.

6) General Information pertaining to both cottages:

Laundry room is a shared facility with the adjoining cottage. Access is via large double external doors with shallow concrete ramp. Washing machine and tumble dryer, laundry basket, pegs washing power, charcoal BBQs, BBQ tools, cushions for garden chairs, large communal chest freezer and tourist information. Concrete floor, electric fluorescent lighting

We welcome guests to bring their pet dog with them on holiday in our cottage. House rules are provided within the cottage and in our terms and conditions on the web site booking form. Essentially pets are not permitted to be left unattended in the cottages, allowed on any furniture and guests must clean up after their dog.

Full details of medical, dentistry, vets, taxi services, tourist information, restaurants etc. are provided in the cottage.

Limited range slow speed wi fi internet is provided.

Mobile phone reception is available for some providers.

Heat detectors are provided in the cottage in addition to fire blankets and extinguishers.

We do not permit smoking within the cottages

Within the grounds there is a small pond and shrub borders accessible from the cottages. There is no fencing around the pond.

Recycling receptors for glass, plastic, paper and cardboard.
